The owner could sell you the bedroom furniture and throw the mattress set in for free, but if they are charging you more for the mattress it is illegal. I would get some Lysol or other spray disinfectant and do a good coating top and bottom with that,let it air out for a few hours, then vaccum it. I agree with you on using a mattress pad though, lots of things appear clean...but you never know!
